Zillow will no longer allow FSBO listings for Alabama properties due to the Alabama Property Protection Act (https://asc.alabama.gov/home/the-alabama-property-protection-act-2/) For many Huntsville, Madison, and North Alabama homeowners, Zillow was the first stop for a do-it-yourself sale, so the news can feel like a setback. Take a closer look, though, and it may be the push that puts more money in your pocket.
Even before this change, FSBO homes on Zillow sat in a separate, lower-traffic section of the site. Homes listed through the Valley MLS reach every buyer, every agent, and every major real estate website at once.
The numbers favor full exposure
According to the National Association of REALTORS® 2025 Profile of Home Buyers and Sellers, FSBO sales made up just 5% of home sales, an all-time low. The typical FSBO home sold for $360,000, compared with $425,000 for homes sold with an agent, a gap of about $65,000.*
When your home is professionally priced, photographed, and marketed across the MLS and beyond, the extra buyer competition can help offset the cost of representation. Many sellers net the same or more. That’s especially true in the Huntsville–Madison luxury and new-construction market, where accurate pricing and presentation have a large effect on the final sale price. (WGN-TV)
